Developer Edward Grigoryan reflects on the journey, stating, "A year ago, it was just dirt. Today, it’s a reality that still leaves me breathless." The sprawling U-shaped structure spans 7,300 square feet and is designed around a lush central courtyard, showcasing a lifestyle that harmonizes with the outdoors.

The exterior is adorned with Napa Valley olive trees and limestone walls draped in climbing vines, setting a serene tone. Guests are welcomed through elegant French iron-framed doors into an interior featuring 12-foot ceilings, tumbled limestone floors, and soft Belgian linen drapery that enhances the spaciousness. The walls sport hand-applied plaster in soothing greige tones, establishing a tranquil backdrop for the home's natural materials.

At the heart of the design is a striking central atrium, where a Bonsai tree, transported by crane, offers a peaceful focal point. The kitchen complements this ambiance with custom oak cabinetry, a La Cornue oven, and a unique Bonsai marble island. Developers Lidan Sfadia and Grigoryan aimed for a tactile, calming environment, blending large-scale elements with cozy living spaces.

The family room features a dramatic floor-to-ceiling fireplace, flanked by Belgian linen sofas, while the breakfast nook boasts a custom travertine table paired with woven chairs. The dining room returns to its Tuscan roots with a reclaimed oak table surrounded by linen slipcovered chairs, all set upon an antique Persian rug.

In the private quarters, the primary bedroom offers garden views and a fireplace, adorned with a luxurious linen bed and jute rug. The en-suite bathroom continues the theme of natural materials with handmade Moroccan tiles and a freestanding tub.

“It’s a resort-like home designed to infuse its inhabitants with a sense of peace and serenity,” Sfadia notes. Remarkably, before this unique property officially hit the market, it caught the eye of a creative couple moving from Malibu, drawn to its promise of privacy and tranquility.
